I am not in "Land at Hinton St. George" but I live close by so if anyone wants me to have a look I can do so.

Anyone in this platform over the yrs and its performance.. just wndering.. registered but its web site is a mess and clunky i found so trying to find investments and details needed to be like sherlock holmes... so was wandering if many investorsand performance ..

Every time I want to invest it takes me several minutes to remember how to do it - not intuitive and not done very often as deal rate has been slow, although now seems to be picking up. I have the impression that the loans are more secure than those on L, MT, FS etc but too early to tell really. IMO worth a punt if you are looking for platform diversity.

TY the reply.... a quiet day so i went round the maze several times and finally worked it out... takes about 20 steps to find out anything... so as far as the web site on a cmputer goes.. close to bad... so then went to ipad - really bad and then did my iphone... i lost the will to livevat that stage...
As investment goes .. always first charge, LTV looked reasonable, but we all make our own judgements on that score. one open now and looks solid... AND you can invest and do NOT need to fund your account until it goes lve and it seems you get a few days notice to do the transfer ..... like that as i have missed a few in the past... transferred too late so im going to give the site ago .. like the investments HATE the website and can see why people may stay away ( proplxxx i like as the easiest and quickest.. 4 clicks.. done) thanks

Yes like any platform it has its pros and cons, but at least one of its major cons - the hard to use website - does not cost one any money.

Information to Lenders
its been painful trying to actually invest over the last few months , with ave 300,000 loans going to a small number of investors in less than 2 or 3 minutes. Their server also nearly died a couple of times, but slows down to snails pace... so investing has been more on luck more than on good management. Crowd property do pre-load all the docs well in advance so doing your DD can be done in advance. im a small boy in this world and hence do small amounts and try and diversify, hence my 500 has been sat for a few months waiting. Crowd property have listenened to the complaints from investors ( I'm one of them as I really like the investments, their goals and stratergy) and are trying out for a limited bid period ( and installed their new computers) a new bidding system which is limited for for the first 15 minutes ...will try today to invest in the offering next time. below is the note from Crowd property (copy and paste) We are currently experiencing unprecedented demand for our lender product, as a result of our rigorous and expert due diligence processes, our excellent track record and our offer of 8% per annum secured returns (note: capital is at risk). Presently Invested in 71 Loans 16 of the 71 are late from their "Original" completion date. All 16 have been extended by CP with no option for investors to exit on these up to the present moment Note: IF CP Offer an exit from any loan - I Exit always The length of time past the original completion date for the 16 1 is 390 days 2 are 380 days 1 is 354 days 1 is 316 days 1 is 293 days 1 is 281 days 1 is 192 days 1 is 171 days 1 is 156 days 3 are 68 days 1 is 17 days 1 is 13 days 2 of the above have paid back 50% already ( 68 day and 17 day late loan) 3 of the loans do not look pretty from the last updates CP issued (380, 281 and 171 day late loans) Im still Investing in CP loans but being a lot more cautious than in 2018/19

@BJN if it would not take you too much time, it would be interesting to see a list of the loan names up for the 16 late loans. Perhaps quote your above post and put the names alongside. Just the place name would be enough, by all means abbreviate the loan name so it is not obvious to an outsider exactly where the property is. Forum rules here do not require it, but best not to identify individual properties or full postcodes. Alternatively, and actually more useful, is the 4-digit number at the start of the URL for one of the tranches of each late project.

Do CP monitor this forum? I got into hot water with them in p2pindependant and don't want to repeat that.
